What We Do

CONDOMINIUM RESERVE FUND STUDIES

Bluenose Engineering has provided reserve fund study services for 100+ condominiums in the Maritimes, including more than ten in mainland Nova Scotia outside the Halifax area. The studies include high-rise, medium-rise and townhouse condominiums, bare land condominium developments and building conversions – both residential and mixed-use. Because of the cyclical nature of these studies (every five years in Nova Scotia), condominiums are typically return clients.

The majority of studies are carried out by a single assessor, with peer review where appropriate. Studies are carried out by Jim Fletcher, P.Eng, Principal; an alternative assessor is available if required. Specialists are added to the team when required for planning critical budget items, e.g., elevators, mechanical systems, roofing, or to investigate specific issues identified by the study or by the client.

BUILDING CONDITION ASSESSMENTS

Bluenose Engineering has provided physical condition assessment services to commercial clients for financing due diligence and/or recapitalization planning. Faculties have included apartment buildings, retail malls, fire halls, places of worship and former schools.

As with reserve fund studies, Bluenose Engineering works with a network of engineers and other specialists as required to respond to the projects’ requirements. Services are provided directly to the client or indirectly as a sub-consultant.

Jim Fletcher’s prior experience in commercial building assessment includes Structural Engineering condition assessment of the Calgary Eaton Tower, lead assessor for a university’s faculty buildings (5M square feet in gross building area) and lead assessor for physical condition due diligence in a multi-billion dollar REIT conversion.

INVESTIGATIONS, RESTORATION, ADAPTIVE RE-USE, & PROJECT MANAGEMENT

Projects include recreational wharfs; shoreline buildings; building envelope restoration; cladding restoration (brick, EIFS, fibre-cement and vinyl); roofing; concrete decks and paving. Bluenose provides civil and structural engineering evaluation, design specifications and construction project management.
Project management services have been provided to owners, property managers and to construction contractors. We also collaborate to provide planning services for the adaptive re-use of facilities.
